1. Introduction
Welcome to Islamic Smart City (ISSMART). These Terms and Conditions govern your use of our website, participation in our investment opportunities (Land Shares, Company Shares, and Flat Bookings), and interactions with our residential condominium projects (such as Pushpo Islamic Smart City). By accessing our services or making an investment, you agree to comply with and be bound by these terms.
2. 100% Secure and Legal Investment Guarantee
At Islamic Smart City, transparency and the security of your investment are our highest priorities. We guarantee that every transaction is 100% secure, legally binding, and fully documented under the laws of the People’s Republic of Bangladesh.
Against your investment, we formally provide the following legal and official documents to ensure absolute security:
Legal Stamp Deed Paper: A formal, legally binding, and registered agreement detailing the terms of your ownership or share.
Security Bank Cheque: Provided as a financial safeguard and guarantee against your investment.
Official Money Receipts: Validated, printed receipts for every transaction and installment paid.
NID Cards: Verified copies of the National Identity (NID) Cards of the company’s authorized signatories for complete transparency.
Additional Legal Documents: All other necessary official property documents, company memorandums, and legal paperwork required to establish your undisputed ownership and secure your investment.
3. Shariah Compliance
ISSMART is committed to providing a completely interest-free (Riba-free) and Halal investment environment. All land shares, construction costs, and company shares are structured in strict accordance with Islamic Shariah principles.
4. Product and Sales Policy
By investing in our projects, you agree to our standard sales framework:
Land Share & Construction: Investors initially purchase a Land Share equivalent to their desired flat size.
Construction Costs: Upon completion of working drawings and the Bill of Quantities (BOQ), construction costs will be paid either based on actual expenditures or a fixed per-square-foot contractual rate, as agreed upon during the initial booking.
Common Areas: Ownership of common facilities (mosques, madrasas, gyms, swimming pools, etc.) is held jointly by the community and managed by the designated property management committee.
5. Payment, Cancellation, and Refund Policy
Payments: All payments must be made to the official bank accounts of Islamic Smart City. Cash transactions must be strictly accompanied by an official Money Receipt.
Cancellations: If an investor wishes to withdraw their investment, they must submit a formal written request.
Refunds: Refunds will be processed according to the specific terms outlined in your Legal Stamp Deed Agreement, ensuring fairness and compliance with Shariah law.
6. Governing Law
These Terms and Conditions, and any separate agreements whereby we provide you services or investment opportunities, shall be governed by and construed in accordance with the property and contract laws of Bangladesh.
7. Changes to Terms and Conditions
We reserve the right to update, change, or replace any part of these Terms and Conditions by posting updates on our website. It is your responsibility to check this page periodically for changes.
